Before submitting a lease application, please read this Agreement carefully. By checking the box below, you confirm that you understand and accept the following terms.

1. Purpose of the Portal
The RIFENTI Leasing Portal helps prospective tenants browse available properties, submit lease applications, upload supporting documents, schedule appointments, and communicate with our leasing team. Submission of an application does not create a landlord–tenant relationship and does not reserve a property.

2. Eligibility & Accuracy of Information
You confirm that you are at least 18 years of age and legally capable of entering into a binding lease agreement under the laws of the Federal Democratic Republic of Ethiopia. You agree that all personal, employment, financial, and reference information — as well as any uploaded documents — are accurate, complete, and truthful. Providing false or misleading information may result in rejection of your application, cancellation of a pending approval, or termination of an existing lease where permitted by law.

3. Property Availability & Approval
All properties are subject to availability, and RIFENTI reserves the right to update pricing, modify property details, or remove listings at any time. Every application undergoes internal review based on submitted documentation, property availability, and compliance with RIFENTI's leasing policies. RIFENTI is under no obligation to approve every application.

4. Official Lease Agreement
If your application is approved, you must sign the official Lease Agreement issued by RIFENTI before occupying the property. That signed agreement — not this portal Agreement — governs the rent amount, security deposit, payment schedule, maintenance responsibilities, occupancy rules, termination conditions, and any additional obligations.

5. Payments
Rent, security deposits, service charges, and any other fees must be paid according to the schedule and method set out in the official Lease Agreement. Failure to make payments on time may result in penalties, suspension of services, or legal action where applicable, as further detailed in that agreement.

6. Property Use
The property may only be used for the purpose specified in the signed lease. The tenant agrees not to damage the property, conduct illegal activities, sublease without written authorization, make structural modifications without permission, or disturb neighboring tenants.

7. Appointments & Documents
Appointments requested through the portal are subject to confirmation and may be rescheduled or cancelled by RIFENTI when necessary. You confirm that you own or have the legal right to submit any uploaded documents, that they are authentic, and that RIFENTI may use them solely to evaluate your application and fulfil legal obligations.

8. Privacy & Communication
Your personal information is collected only for processing applications, managing tenancy services, scheduling appointments, customer support, and legal compliance. RIFENTI applies reasonable security measures but cannot guarantee absolute protection against all cyber threats. By using this portal, you agree to receive communications from RIFENTI via email, telephone, SMS, or in-portal notifications relating to your application, appointments, payments, and maintenance requests.

9. Limitation of Liability & Intellectual Property
RIFENTI is not responsible for delays or interruptions caused by internet failures, technical maintenance, third-party service providers, power outages, or events beyond its reasonable control. All content on this portal — including logos, branding, designs, photographs, software, and text — is the property of RIFENTI Real Estate and Properties unless otherwise stated, and unauthorized reproduction or commercial use is prohibited.

10. Changes to These Terms & Governing Law
RIFENTI may revise these Terms at any time; updates take effect upon publication within the platform, and continued use constitutes acceptance. These Terms are governed by the laws of the Federal Democratic Republic of Ethiopia, and any disputes shall be handled through the appropriate legal authorities within Ethiopia.
